A controversial development proposed in Millidgeville will come before council Monday night for a public hearing.
The Ethos Ridge project is a proposed 120-unit luxury residential retirement community on Sandy Point Road.
City staff and Planning Advisory Committee members have recommended that council approve the project, but not everyone is on board.
Dozens of people have written to council expressing opposition, with the main concerns being increased traffic, stormwater impacts, and the effect of the development on nearby wells and the water table.
Staff have included several conditions as part of the proposal, which include requiring the developer to commission and make available an expert opinion showing how the development may affect groundwater recharge in the area.
There is also a five-year “sunset clause” included which would allow council to repeal the rezoning if the development is not completed within five years.
In order to address traffic concerns, Pelton Road would be off-limits for those looking to access the development. All traffic would have to use Sandy Point Road.
The developer would have to contribute to the cost of implementing traffic calming measures at the Foster Thurston Drive and Sandy Point Road intersection. They would also be required to build a sidewalk along the east side of Sandy Point Road from the property to the Westmount Drive intersection.
The virtual public hearing is set to begin at 6:30 p.m. Monday.
